The Applicant is requesting permission to perform the following work within the boundary of its parcel at 1623 Main Street: • Redevelop an existing packed gravel parking area to allow for the expansion of the existing Water Park,located at the south end of the current property(The Project Area), • Construct a new water feature ride,currently known as"The DownUnder Ride". The ride will be included in the redevelopment of the project area,which includes additional patron seating areas,a food stand, and creation of a large grassed area to be developed at a future date.The"DownUnder" ride will be constructed to a height of approximately 78-feet. "DownUnder"Redevelopment Area The area identified for redevelopment is currently utilized as an employee parking area and travel lane. The area is located to the south of the current water park perimeter fence, and is stabilized with gravel/stone.As part of this redevelopment, the perimeter fence will be relocated to the south to abut the Tennessee Gas Pipeline Easement. Employee parking will be consolidated to the existing gravel lot located in the southeast corner of the property. The area is currently utilized for sporadic parking and storage.To accommodate the removal of the access roadway,which is currently the exit road from the employee parking lot,the current paved entrance roadway from Route 159 will be resigned and converted to two-way traffic.No physical construction is associated with this aspect of the project,,other than to modify current traffic control signage. Demolition'planned for the redevelopment area includes limited pavement removal and regrading of the graveI/stone parking area.Utility work includes the installation of a private sewage pump station to convey filter discharge water to the gravity sewer line located within Six flags property along Main Street,thus bypassing the Riverview Avenue municipal pump station.This gravity line connects to the municipal gravity sewer line in the vicinity of the Route 159 pedestrian bridge. Underground electric and communications duct banks will be installed for this project and for future expansion purposes. Extension of the waterline located within the park is included. All work proposed for this installation is located outside of resource areas regulated by the Massachusetts Wetland Protection Act and the Massachusetts Rivers Act.As such,we are not intending to seek approval from.the Agawam Conservation Commission. In accordance with Section 180-49Aof the Code of the Town of Agawam,this ride will require a Special Permit from the Agawam Zoning Board of Appeals for height exceeding 45-feet.The ride is located inside the 250-foot buffer line established under Section 180-49A.Within in this buffer line,the maximum height allowed is 45- feet.The proposed ride height is reported as follows: - Height to patron standing platform: 65'-Y - Height to shade canopy over patron standing platform: 78'feet Notices to abutters regarding the Planning Board meeting will be mailed as soon as the Town confirms the date of the Planning Board meeting.
