I. The accessible parking sign detail is to conform to the requirements of MGL Chapter 40 §22a and all
ADA and AAB regulations; attaehed is an example of the signs required.
2. The accessible parking stall is preferred to have a mioimwn width of 8.5 feet.
3. Please note on the plans that the pavement arrows shown are to be painted.
4. Pennission for the proposed removal/replacement of the 48in oak tree immediately adjacent to the
driveway entrance is still pending' with the T fee Warden.
5. The proposed sidewalk curb cut may be difficult to construct.

NARRATIVE TO SITE PLAN ApPROVAL APPLICATION
1100 SPRINGFIELD STREET, AGAWAM, MA 01001
CURRENT USE OF PROPERTY
The site consists of a 1,434 S.F. office building which is accessed by a one-way "in"
curb cut on Springfield Street and a one-way "out" curb cut on Brookline Avenue. The
remainder of the property is a combination of grass, shrubs and trees. The parcel is
16,667 S.F. and is generally flat and ranges in elevation from 99 on the southeast portion
of the site on Springfield Street to 97 towards the northwestern portion of the site on
Brookline Avenue.
EXISTING LAND USES IN THE SURROUNDING AREA
The subject parcel is zoned Business A and was previously used as office space. To the
east of the subject property is a cemetery, to the west is a bicycle sales building, north of
the site is residential and to the south is commercial.
DETAILED PROJECT DESCRIPTION
The applicant proposes to expand the current office building located on the comer of
Springfield Street and Brookline Avenue from 1,434 S.F. to 1,784 S.F. The applicant
also proposes to improve vehicular circulation, pedestrian circulation and landscaping.
Part of the modifications to the existing building will include relocating the front entrance
to the southeastern side of the building and the employee entrance to the rear of the
building to accommodate the new office space. It is also necessary to redesign a portion
of the driveway adjacent to the proposed entry way to allow for the proposed expansion.
When complete, the new office building will provide a total of 1,784 S.F. of office space
with improvements to the appearance and landscape. The completed office building will
also include building and street signage. The proposed addition will not increase the
required number of parking spaces under the current zoning. There will be a reduction of
parking spaces from fifteen (15) to ten (10). The handicapped (non-accessible) space will
be relocated to avoid conflict with vehicles.
