Description of Site: Site is currently vacant and is zoned Residence B. I have contacted
the Zoning Officer and, as I indicated in the previous review, the pre-school is exempt
from zoning (meaning it can locate in any zoning district).

Provision for Traffic Flow: There is a proposed curb cut on the southeastern end of the
lot on to Begley Street. The width of the curbcut is 24'. A clearly designated "drop off'
area has been shown on the plan.
Parking: The parking lot has been redesigned based upon comments raised by the Board
at its May 6th meeting. There is now one parking lot which serves both 17 Begley Street
and 270 Maple Street. There are 36 parking spaces (3 handicapped) provided in total
for both buildings. A 24' drive aisle and a 5' walkway is provided between the two
parking areas. The Engineering Department's May 5th memo asked that the plan show
the proposed access from the Maple Street parking lot to the school. These changes
should address Engineering's comments, though no new comments have been received as
of this date.

Two concerns -
A. Increase traffic in an already congested area.
B. Parents dropping ofllpicking up at Robinson Park School enter from Begley
Street and exit via an egress road through Shea's Field to Maynard Street. Parents
dropping off /picking up at the Pre-School will enter and exit via Begley Street.
This may encourage parents of Robinson Park students to do the same -negating
the present traffic pattern and causing more congestion at the Begley Street and
Maple Street intersection.

applicant indicated that there will be twenty students plus staff. During the team meeting
concerns were raised over the number of spaces being provided. Since Begley Street is
the access to Robinson School. on road parking must be discouraged.

Landscaping/Screening and Buffers: A couple of shade trees should be provided in the
front yard. Additional trees may be necessary in the rear yard to shade the play area.
Sign location: Not provided.
Exterior lighting: Dimension and cut sheets for all exterior lighting must be shown.
Since this is a residential area, all provision must be taken to prevent light from spilling
over onto adjacent properties.
Rendering or Elevations: Not provided. Colors and textures must also be submitted.
Dumpster location: The type and height of the proposed fencing must be provided.

1. The proposed handicap parking spaces must match the 9 feet width of the proposed regular parking.
2. Engineering recommends that 18 ft x 9 ft parking spaces be used on the north side of the lot instead of
16x9ft,

to the south_
4. Roof drains should be designed to direct runoff to the proposed parking lot and existing street, and
should be shown in the plan.
