I spoke with Travis a minute ago and he said he would call to talk with you tomorrow as well. As you probably know, we met with Travis and the concerned abutter out at Phelps and came to the conclusion that a row of arborvitae would be sufficient to buffer the new driveway. The resident seemed to be pleased with this decision. I have attached a new plan that shows the row of arborvitae which will be planted 4-5 feet on center or as the supplier suggests to get a complete buffer similar to that which is shown in the photo attached (after a few years of growth). I have also added the radii for the interior corners of the driveway and a note about the tree/root trimming. The entrance on School Street is slated for reconstruction as part of the School Street Bike Path project which is also noted. We can send over stamped and signed copies tomorrow, please let me know how many you need. I also spoke with Travis regarding the V&F Auto memo. Basically, that should be able to be approved with the condition that they perform a perc test and spec out an adequately sized drywell (with stone and filter fabric) to accommodate drainage for the entire new lot area. I spoke with Frank of V&F and he said that he would provide this information and work with us. I told him that he didn't need to add it to the plan as that would delay the approval. I told him that it is important that the infiltrator be designed properly not only to prevent his own site from getting flooded, but also to ensure that he doesn't negatively impact the public right of way. We seem to be on the same page with that request. I've attached a few pdfs: one of the stormwater cales and incomplete detail he provided and a drywell detail of a typical setup that we are actually looking for (which will need to be sized for his site based on the perc test), Let me know if you have any questions. The description of proposal is inaccurate. It should read (proposed construction of a 5981 square foot addition to an existing building which is used as the office for a used car lot. Addition is proposed to be used for wholesale/retail parts department and an expanding used car lot.) As discussed with Debbie the parts will be 80 to 90% wholesale as it is now. Also at the team meeting Michelle said that under 1 Acre does not need a drainage system. At that time I said I would put in two dry wells (drawings Attached) as a extra. Debbie said today that I need drainage calculations and topos. If it is going to require that much more work and money I would rather stick to no drainage as required under 1 acre. As far as the expansion of the car license nothing was mentioned at the team meeting by anyone including the zoning officer that we could not expand or it was not allowed. At the team meeting no one saw any problems other than minor changes to the site plan. Debbie said today that Eric had a concem about the car lot expansion and she is waiting for Eric's determination on whether it needs to go to the board of appeals or not. I stopped into the inspection office but Eric was out and is going to call me.
