Enclosed please find three copies of the updated site plan for the above referenced
project. This plan has been revised to address comments received during the team
meeting held on Tuesday, February 3,-2015 and comments in the Site Plan Review·memo
dated February 3, 2015:
1. The handicap space is shown as 9 feet wide, similar to other parking spac:cs on
the site.
2. Bollards have been added to I!r~ the hydrant located at the front of ~ _
building. This has reduced the number of parking spaces along the front of the
building by one space.
3. Additional existing utilities have been added to the plan.
4. The requested landscape note has been added to the plans.
5. Existing signs are mounted to the face of the building. No additional signs are
proposed at this time.

time.
7. Attached are three cOpies of a-colOr-rending of the proposed addition.
8. A fenced in dumpster area has been added to the plans on the south side of the

9. The current deed includes four parcels of land as shown on the site plan.-These
parcels have existed since the early 1960's. If required a lot consolidation plan
can he prepared to remOve the internal property lines in the area of the existing
building, however, due to existing snow cover, the completion of this plan will he
delayed. The owner/applicant respectfully requests that if a change is the
property lines is required, that this he included as a condition of approval, to be
submitted prior to issuance of an occupancy permit for the proposed addition to
allow time for suitable weather conditions to complete the plan.

Description of Site: Proposed construction site is a paved parking area. A filing with the
Agawam Conservation Commission will be necessary. The site is in a Riverfront Area.
Provision for Traffic Flow: Traffic enters the site via Century Street. Century Street is a
public way for the first approximately 230'. The cul-de-sac is not public:
Parking: According to the applicant, Fleet has 15 employees. There are also 5-6
employees who travel with business vehicles. These employees take the vehicles home.
The plan shows 24 spaces as well as trailer storage and company vehicle parking.
Additional parking is shown on a separate lot that fronts on to Meadow Street. The
proposed parking spaces on-site will accommodate approximately 9 customers. If the
applicant is to continue using the lot fronting on Meadow Street for trailer storage, an
executed parking easement must be submitted to the Planning Board for their review.
Drainage: Please see Engineering comments.
Public Utilities: All utilities must be shown on the plan.
Landscaping/Screening and Buffers: The following landscape note must be placed on the
plan: All plantings must be maintained and that portion of the public way abutting the
parcel and including the treebelt shall be maintained in a safe and attractive condition by
the owner of the parcel."

PROJECf NARRATIVE
This Request for Detennination has been filed on behalf of Millwork Realty Associates,
LLC for a proposed 50' X 100' building addition at 32 Century Street, Agawam, MA.
The site is located to the south of the Westfield River and to the west of the Connecticut
River (see attached locus map). As shown on the attached site plan the proposed
addition will be constructed at the southwesterly comer of the existing building within an
existing paved area and will not be any closer to bordering vegetated wetlands or the
mean annual high water mark of the rivers.
Work will take place within the buffer zone of a bordering vegetated wetland and within
the rivers protection area of the Westfield/Connecticut River, however, all work will take
place within existing degraded areas. Erosion controls will be placed to the north and
west of the existing pavement.
As shown on the attached Flood Insurance Rate Map, there is flood plain to the north and
east of the site, however, the proposed work will not take place within the flood zone.
As shown on the attached locus map from the Natural Heritage and Endangered Species
Program, there are estimated and priority habitats to the north and east of the site;
however, the proposed work will take place within currently paved areas and will not be
within these habitats.

The property lines shown on the site plan we prepared were based on the plans of record . Some of the plans, which must
have been prepared before the street was accepted, do show the property line to the center of the street.
We will be doing a Lot Consolidation Plan as soon as conditions allow and we can get our crews to the site. We have
completed the research and the setup for preparation of this plan. Our intention is to have this completed before the
applicant/owner seeks a occupancy penmit for the new work.
My hope is that this new plan will clean up nay questions there are on the property line issues.

The only question we had about the Century Street plan was Parcel 4 on the east side of Century that shows the
property line going to the center line of the public right of way. Roland spoke with Sherman and Frydryk the other day
(as well as the assessor's office) and they said they are working on the details for that. That is an accepted street, so
their parcel shouldn't go to the center line.
I thought Deb wanted them to combine Parcels 1-3 as part of this project as well?
Other than that, I don't see any issues with the plan. Thanks.
