Curb Stops for the parking spaces adjacent to the buildingshould be installed to prevent cars from overhanging and blocking the sidewalks. 3. The;dumpster location should be shown if proposed. 4. Any new signs not attached to the building should be shown. 5. The parking space in the eastern comer of the lot shall be hatched out because backing out of this space will be difficult with the adjacent fence so close by. 6. The triangle hatching area needs to be expanded to the western edge of the adjacent parking space to the east. 7. Engineering has spoken with the owner and explained the upcoming Morgan Sullivan Bridge project and how it will impact this site. The encroachment; is the area to the east of the curved property line. However, #hat project will not begin construction until 2018. In the meantime, the owner would like to keep the site as is until MassDOT requires that the encroachment onto state property be removed. It's recommended that this work be completed before opening the business to prevent future disruptions. Also, the encroachment may need to be token care of before the project begins during the right of way process. 8. The MassD(Yr project design is still "Ming worked out. I have not received any plans from the town or Mass DOT on upcoming changes to the area including the intersection. would support a "right turn" only exit from the parking lot. l would like to see all shrubs south of the entrance/exit be kept low as not to obstruct the sight line of a driver. This will also allow the driver to observe traffic coming over the bridge that may eventually yield onto Springfield Street. I recommend the parking lot only have one curb cut and all parking spots be supported by commercial parking stops. I can only assume that sidewalks on the north side of Springfield Street are included in the upcoming Mass DOT project. This will make conditions safer for pedestrian traffic.
