The applicant proposes to construct three (3) industrial buildings along with associated site improvements as shown on the attached project plans entitled "Proposed Industrial Development", dated 1 1/17/2017 prepared by R Levesque Associates, Inc. The property is owned by TGE Realty LLC and is recorded in the Hampden County registry of Deeds in Book 15732, Page 189. The subject parcel is 5.968 acres. A Locus Map is also included as part of this application package. Existing Conditions and Surrounding Land Uses The subject property currently contains a manufacturing building with a detached garage and parking lot utilized by Ace Precision. The property slopes away from Suffield Street towards Tarkill Brook and a Bordering Vegetated Wetland is located on the southern portion of the property. Surrounding parcels are a mix of residential and business use. The subject property is zoned Business A. The subject parcel is not located within a Special Flood Zone area according to FEMA Flood Mapping (no map was produced by FEMA for this area). Proposed Conditions General The applicant proposes to remove the existing structures and construct three (3) industrial buildings accessed by a paved driveway and parking areas. Erosion and Sedimentation Control The proposed erosion and sedimentation controls at the site include a stone tracking pad at the vehicular access point off of Suffield Street, silt fencing at down gradient extents of construction and additional Best Management Practices. Please refer to the attached project plan set for the specific location and details of the proposed controls. Traffic & Parkin_4 The existing site contains two curb cuts on Suffield Street. Under proposed conditions, the southern curb cut will be closed and the northern curb cut will be improved for the main entrance into the site. Stormwater Management A Stormwater Management Report has been completed for the site and is submitted under separate cover with this application packet. Foundation plantings will be installed to enhance visual appeal, and plantings will be installed to enhance buffers between parking areas and adjacent properties.
