On or about July 24, 1972 the land shown on Land Court Plan No. 30252-A was subdivided. Land Court Plan 30252-H delineates the subdivision of land shown on Land Court Plan No. 30252-A into Lots 1 and 2 on Land Court Plan 30252-B. 2. Notwithstanding the issuance of Land Court Plan 30252-B there have been several conveyances of Lots 1 and 2 using the original plan. 3. By warranty deed dated December 17, 2015, Joseph M. Parsiow and Janet A. Parslow convey the land shown on Land Court Plan No. 30252-A to Petitioners. The deed is registered as Document No. 205348 and creates Certificate of Title No. 36664. 4. Certificate of Title No. 36664 issued by the Hampden Registry on December 17, 2015, stands in the name of Andrey Nemchinsky and Irina Nentchinsky (Petitioners) as tenants by the entirety. 5. Said Certificate of Title describes land shown on Land Court Plan No. 30252-A. 6. On October 23, 2017 Irina Nemchinsky conveys Lot 1 on Land Court Plan 30252- 8 to Andrey Nerrchinsky. This deed is noted on the Memoranda of Encumbrances for Certificate of Title No. 36664 as Document No. 212586. Wherefore Petitioners pray that said deed filed as Document No. 205348 be reformed by striking therefrom the legal description and substituting therefore the correct legal description.
