Per your request dated February 6, 2007. Engineering has reviewed the site plan entitled
"Existing and Proposed Site Plan" for E.D.S. Development dated 1/2512007, Engineering has
the following comments:
1,) Because the site is less than one acre no storm drain permit is needed.
2_) Easements should be taken in favor of Lot 1A on Lot 1 B for access onto the site and
stormwater flowage rights.
3.) A handicap ramp detail must be shown an time plan.
4.) The earthen berm on the north side of the property should be extended to catch the
roof runoff from the north east comer of the building.
5.) Berm and sidewalk will need to be replaced where the existing curb cut on Suffield St.
is. Please show a detail of the sidewalk and type Il berm the plan.
6.) Please note on the plan that flowable fill will be needed on all trenches within the town
right-of-way,
7_) Please add a trench detail and a permanent pavement replacement detail to the plan.
B.) The parking stalls shall be at least 1 B ft x 9 ft. They are currently only 16ft in length.
Smaller spaces must be labeled qcompact cars only" and can be no less than 16 ft by
9 ft.
9.) Add a note to the plan that all pavement marking are to be thermo plastic or
equivalent.
10.) Please show erosion and sediment control on the site and provide a detail.

Description of Site: Site was originally the location of the garage for 305 Suffield Street.
See the attached plans.
Provision for Traffic Flow: Proposed 24' wide curbcut on to Cooper Street.
Parking. Thirty-two parking spaces have been shown. Combined the two buildings
have 3900 sq.ft. Using the parking guidelines of 1.5 spaces for each 200 sq.ft. of gross
floor area, there should be adequate parking.
Drainage: See Engineering comments.
Public Utilities: See Engineering comments.
Landscaping/Screening and Buffers: No landscaping plan has been submitted. The
species, size and location of all plants must be shown. Also the following landscape note
must be placed on the plan: "All plantings must be maintained and that portion of the
public way abutting the parcel and including the treebelt shall be maintained in a safe
and attractive condition by the owner of the parcel."
Sign Location: Proposed elevation of the sign should be submitted to the Planning
Board for their review.
Exterior Lighting: All exterior lighting must be shielded and shall be directed so as not to
shine on adjacent residential properties. Wall packs will not be allowed.
Rendering or Elevation: Not provided. Applicant has asked that he have the
opportunity to work with the Historical Commission on the exterior appearance of the
building. After the design has been determined, the applicant must submit the elevations
to the Planning Board for their review.
Dumpster Location: The proposed fencing and screening around the dumpster must be
specified on the plan.
Other Comments or Concems: See the attached approval by the Planning Board on July
