Per your request dated July 5, 2005, I have reviewed the plan entitled, "Plan Lots in Agawam
MA, Owned by: Anthony J. Natale; Prepared by Ronald R. Huot, June 2005; Scale: 1'=40"'.
The plan meets requirements for layout description.
I would like to comment on the layout of Lot 2. Although it meets the required square footage
for zoning, the configuration of the lot with a 30 ft. pinch point at the narrowest dimension may
not be in the best interest of the future homeowners.
The owner should be aware of the following DPW issues.
1) Neither water nor sewer are available in.Prince Lane. The availability of water and
sewer on Federal St. will require further investigation by the DPW. Testing of existing utilities
by the owner may be required. Based on the results of future investigation, the owner may be
required to construct both sewer and water main extensions to serve Lot 1. This would require
a D.E.P. sewer extension permit. A plan prepared by a P.E., at the owner's expense, would be
required by the DPW for sewer or water extension work. Lot 3 would have to be served with a
grinder pump due to the relative elevations of the lot compared to the sewer in Federal St.
2) The parcel being divided is over one acre in size. A DPW storm drain permit will be
required for construction on the lots being created. An application to the DPW Superintendent
must be approved before any work takes place at the site.
3) If the location of the driveway for the existing residence of #64 Federal St. or the
adjacent lot (Lot 3) requires any changes to the guardrail currently located in the treebelt, the
following will be required. Any alterations to the guardrail must be done by a professional

and type of guardrail must be approved by the DPW before changes can occur. These
