In this area the roadway is approximately 30 feet wide. The northbound travel lane is approximately 13 feet wide and the southbound travel lane is approximately 12 feet wide. There is an area approximately 2 1/2 feet wide between the curb and the fog line on both sides of the street. The posted speed limit in this area is 40 m.p.h. in the northbound lane and 30 m.p.h. in the southbound lane. The roadway in this area has double solid lines (NO PASSING ZONE). Mill Street is a heavily traveled two lane paved roadway. In this area the roadway is approximately 36 feet wide. The eastbound travel lane is approximately 13 feet wide and the westbound travel lane is approximately 13 feet wide. There is a dedicated"left turn" lane from Mill Street eastbound onto Poplar St. This "left turn" lane is approximately 10 feet wide. There is also a rumble strip that precedes the"left turn" lane that is approximately 10 feet wide. The posted speed limit in this area of Mill Street is 25 m.p.h. in both directions. The roadway in this are has double solid lines (NO PASSING ZONE). Visibility: From the existing curb cut on Springfield Street the visibility is approximately'/2 mile to the north and approximately 150 feet to the south (intersection of Springfield Street and Mill Street). From the existing curb cut on Mill Street the visibility is approximately%2 mile to the east and approximately 300 feet to the west (intersection of Springfield Street and Mill Street). Visibility is good in both directions with the exception of minor obstructions (poles, signs, et cetera). Lighting: Both Springfield Street and Mill Street have WMECO overhead street lights in this area. There is also other light sources from other homes and businesses. Traffic Controls: There are overhead traffic control lights at the intersection of Springfield Street and Mill Street and there are overhead traffic control lights at the intersection of Springfield Street and Poplar Street. Sidewalks: There is a sidewalk on the opposite side of Springfield Street. Mill Street has sidewalks on both sides of the street in this area. During the discussion a number of issues were raised that the Board would like addressed before it can take action on this plan. They are as follows: 1. Show a minimum of thirty (30)parking spaces and one (1) additional handicapped space. 2. Address the Engineering Department comments contained in the memo dated October 3,2002. 3. Enhance the landscaping shown at the intersection of Springfield and Mill Streets. 4. Add details and contours to the canopy and the sign. The canopy is not to be internally lit and all sources of light are to be recessed. Please submit the revised plan to the Planning Office two (2) weeks prior to the next regularly scheduled Planning Board meeting which is to be held on November 7, 2002 so that they may be reviewed by the Engineering staff. The existing water mains/laterals are not shown. John Savioli has no problem with the proposed water connection design. All curbing, including the radius curbing at the Mill Street and Poplar Street entrances shall be vertical granite curbing. A Sidewalk ramp detail should be added to the plans. 7. The following information is needed prior to the completion of our review of the storm drain calculations: A.) The parking lot grading does not allow some of the storm water to enter the proposed catch basin, therefore by-passing the Rainstore3 system. In order to be certain all of the proposed runoff gets into the Rainstore3 system, it is suggested that a channel drain be installed from the proposed basin south to the opposite curb. B.) The dimensions and location of the as-built underground detention tanks located to the south of the car wash should be added to the plans. C.) We would like to see information on a Rainstore3 System in use in the area. D.) Since the vertical drop in the proposed storage system is so small, the Engineering Division feels that the TR-55 method of calculation is not accurate enough to measure the peak discharge. Therefore, we would like to see a Stage-Discharge curve with accompanying routing calcualtions for the proposed detention system. 8. According to the proposed plans, there are a total of 29 parking spaces, of which, only one is labeled as Accessible. For site plans with 26 to 50 parking spaces, a minimum of 2 accessible parking spaces are required. 9. The street address for the proposed convenience store (1.025 Springfield Street) should be added to the plans. If you have any questions, please do not hesitate to contact our division. Spreader bars and illuminated top hat fascias have been eliminated to reduce costs. The running Tiger and the Pegasus are included on the pump skirts for Exxon and Mobil brands to increase brand identity at the island. In addition, dispenser islands have been eliminated in areas where snow plows are not a concern. Canopy column shrouds are also no longer required at Exxon stations. These changes result in a more contemporary, distinctive, high tech and customer friendly fueling area. � � r Dispenser Image The graphic image for dispensers is comprised of a non-illuminated top wrap, blue face with Running Tiger or Pegasus on pump skirts and silver sides.The top wrap is made of shop coated metal. The logos are applied with a decal. The face of the dispenser is to be full blue. Exceptions may be made on retrofits of existing dispensers where it is not practical to make some the parts blue. The Exxon or Mobil legend is lined up with the inside of the riser and is always left justified. Trash Units Trash cans shall be equipped with windshield washer units and shall be gray in color. Dispenser Islands and Forms Dispenser islands and forms are optional for Distributors. When used, they should be 2'x5'or just large enough for the dispenser to mount on (the new Marconi Encore requires slightly wider form). GEMINI Image Canopy Fascia Components The fascia is made up of two parts—the logo and the fascia band. This provides a unique look for Exxon and Mobil in the marketplace. There are (3)three canopy fascia options available for Distributors: 1) 3-D illuminated, 2) 3-D Non-Illuminated and 3) 2-D Non-illuminated. This terminology refers to the fascia system and not the logo. The logo is always illuminated. That image is conveyed most visibly by the retail distribution system in place worldwide.
