ENVIRONMENTAL STUDY Existing Conditions: Presently, the site containing approximately 11.5 acres, located on the southerly side of Mill Street,has approximately 6 acres of overgrown field, and a wooded area at the southerly portion which is approximately 5.5 acres. The parcel has approximately 220 feet of frontage on Mill Street. The southerly property line abuts Route#57 and an overgrown field. The westerly property line abuts an open field and a wooded parcel at the southwesterly comer. The easterly property line abuts an overgrown field. Mill Street has municipal water, sanitary sewers and storm drainage. SCS Soil Maps indicate the site contains Merrimac soils. Town topographic maps indicate the majority of the parcel slopes to the southwest towards a wetland area at the southwest comer of the parcel. PMosed Devel=ent: This proposal shows the development of a 750 foot long cul-de-sac street. Ten lots are proposed, and all the lots exceed the minimum dimensions for the Agriculture and Residence A-2 Zones. Municipal services existing in Mill Street will be utilized for this project. The proposed storm drain system will be designed to collect the run-off through a series of catch basins and manholes, which will flow into a detention basin, and overflow into an existing wetland area at the southwest corner of the parcel. No historic structures nor archaeological important areas are apparent on this site. Conclusions: This proposal should create no adverse affects on the neighborhood nor the environment, and will allow the owner to develop homesites that will be spacious and attractive.
