The revised plan addresses the concerns you had per your October 3 memo. Specifically, the changes include: 1. An architectural plan sketch and elevation view showing the accessible ramp is attached. Details are currently being developed as part of the building renovation plans and will be forwarded upon completion. 2. Adding a stop sign and stop bar at the drop-off lane. (the lane was widened at the request of the Planning Board). 3. Proposed topography was added to the plan. 4. Runoff to Silver Street from new parking areas was adverted by adding a catch basin connected to the storm sewer in Silver Street. 5. The paved parking was regarded to convey all runoff to the proposed storm drainage system. The portion of the parking area that drained north and east will now drain north and south to the storm drain system. Therefore, the abutting neighbor will no longer need to be contacted regarding the drainage issue. 6. The location of a business sign has been added to the plan. Due to the proposed number of students (30) and the few parking spaces available for parents dropping off their children, the applicant must present a staggered time schedule for drop-off and pick-up for the Planning Board's review. 2. The applicant is to widen the drop-off lane to accommodate pass by traffic. 3. A detail of a handicap ramp with the slope, railings, and dimensions should be shown. 2.) It is suggested that a stop sign be placed on the opposite side of the 'Do Not Enter" sign on the north side of the drop-off lane. Also, a stop line should be painted across the lane. 3.) The proposed topography lines should be added to the plans. 4.) Due to the fact that the site is less than one acre, storm drain calculations are not required. However, a Storm Drain Permit should still be submitted. 5.) Any runoff onto Silver Street should be avoided. It is recommended that a catch basin be installed on the downhill side of the western driveway and piped to the existing basin on Silver Street. 6.) The current design proposes that storm water from half of the parking lot drain off the north side of the site. Mitigating measures should be used to reduce any negative effects this storm water may have on the neighboring property (i.e. swales, rip rap, etc.). Earnest A.
