Bean, Inc., 40 School Street, Wesrfield, Massachusetts; date: Feb.6, 2003; scale: 1"=40' and have the following comments: As per a discussion between Engineering and Marc Shute of D.L.Bean, Inc. on Wednesday April 23, 2003, Mr Shute explained that he was fully aware of all the comments in the memo sent from Engineering to Planning dated March 5, 2003 regarding Woodside Drive, including the requirement for hydrant testing. Mr. Shute went on to explain that when he was at the Planning Boards' meeting of March 6, 2003 he told the Planning Board that all of Engineering's comments in the aforementioned memo would be addressed and incorporated into the Definitive Plan for Woodside Drive when it is submitted. Calabrese for land located on Woodside Drive and have the following comments: 1. The applicant should make it clearer on the Preliminary Subdivision Plan as to the exact parameters of Residential A-2 Zoning. 2. The subject site is not situated within the 1.00 year flood zone as indicated on the Flood Insurance Rate Map for the Town of Agawam. There is though, a small valley/channel which runs along the easterly side of the parcel. With a present snow cover, it.is difficult to ascertain if this area is vegetated wetlands and whether or not it will fall under the Wetlands Protection Act. 3. The plan should show proposed 2 Ft. grading contours and extend them 30 Ft, beyond all proposed lots (where required). 4. The existing trees/tree line should be drawn on the plan and the applicant should keep in mind that in any area outside the right-of-way and building site [house plus fifteen(15) feet outside walls and leach field area], no tree over eight(8)-inches in diameter measured five(5) feet above the ground shall be removed without the consent of the Tree Warden or his agent. 5. Due to the existing topography of this proposed subdivision(steep slopes at the eastem end), we recommend the submittal of individual grading plans for Lots 3, 4, and 5. This will allow our department to review said grading plans and approve/disapprove the type of sanitary sewer system (gravity or otherwise) that will be proposed for these three lots. . Pg.2 SP 416 3/5/03 6. The subject subdivision is proposed to tie into the existing 6 inch water main at the intersection of Woodside Drive and Samuel Street. As per the Code of the Town of Agawam, the minimum size water main that will be allowed in a new subdivision is an eight inch diameter line. Any approval of a proposed six inch water main in this subdivision without a looped system will require a hydrant flow test at the proposed hydrant in the cul-de-sac. 7. After the Conservation Committee reviews the proposed plans, we may have further issues about siting near wetlands. 8. Woodside Drive up to Samuel Street has been an accepted street since 1953. The southerly property line abuts houses located on the northerly sideline of Anthony Street. The easterly and northerly property line is wooded and the westerly property line abuts two houses located at the easterly end of Woodside Drive. Woodside Drive has municipal water and sanitary sewers. SCS Soil Maps indicate the western 90%of the property to contain Merrimac Soils,with the remainder of the land being muck soils. Town Topographic Maps indicate the majority of the parcel slopes to the easterly property line which contains wetlands. Pwp4sed Developments This proposal shows the development of an additional 340 foot long road ending into a cul-de-sac. Seven lots are proposed, and all lots meet or exceed the minimum dimensions for residence A-2 Zoning. Municipal services existing in Woodside Drive will be utilized for this project. The proposed storm drain system will be designed to collect the runoff through catch basins and drainage manholes,which will flow into a detention basin, and overflow into an existing swale which eventually flows to a wetland. No historic structures nor archaeological important areas are apparent on this site.
