SEP 0 2 ti3 Rev. 2/14/94 w y , • • Soils Report For DEVELOPMENT ASSOCIATES 630 SILVER STREET AGAWAM,MA Proposed 16,000 sf multi-tenant,light manufacturing building L SITE INFORMATION The site under investigation is located at 630 Silver Street near the intersection with Garden Street,in Agawam, Massachusetts(see Figure 1). The site consists of an approximately 5.53 acre parcel in the Agawam Regional Industrial Park. The site is partially developed with approximately 30,560 sf of buildings and 51,110 sf of paving. The remainder of the site is landscaped or undeveloped. Slopes on most of the site vary between 0 and 2%. Soils on the site are characterized as Merrimac, sandy loam(MeA),by the USDA Soil Survey of Hampden County(1978), and are indicated in Figure 2. The Soil Survey provides the following description of this soil series: Merrimac sandy loam This nearly level soil is deep and somewhat excessively drained. It is on stream terraces and outwash terraces. Slopes are smooth and 50 to 200 feet long. In a typical profile the surface layer is friable brown sandy loam about 7 inches thick. The upper part of the subsoil is friable,brown,sandy loam 8 inches thick;the lower part is friable,yellowish brown gravelly sandy loam 1 l inches thick. The substratum, to a depth of 60 inches, is loose, single grained, yellowish brown gravely sand. Permeability is moderately rapid to rapid in the subsoil and rapid in the substratum. Reaction is extremely acid to strong acid. These soils are in hydrologic group A and have low potential frost action. Shrink-swell potential is low. L DESCRIPTION OF PROPOSED PROJECT AND TESTING PERFORMED The site is the proposed location of an 16,000 sf new light manufacturing and warehousing building. Work includes building foundations, loading docks, slab on grade,building construction, paving,and utilities. To aid in the design of the building foundations,the SCS soil description, field observations at an adjacent construction site, and soil boring data from another site in the industrial park will be used.The site where the soil borings were taken was within the same SCS soil designation and at approximately the same surface elevation- 195.0 feet versus 197.0 feet at the Dev t Associates site. If variations from the anticipated conditions are encountered, it may be necessary to revise the recommendations of this report. SOIL TEST BORING RESULTS(taken at a nearby site) Soil samples from the bore holes at a site located on Bowles Road indicated upper horizons of brown fine sand with trace silts to a depth of 16 feet. Below this sand stratum a medium dense to dense silt layer with 15 to 35%sands was encountered.This silt layer was slightly plastic,medium stiff to very stiff clayey silt. Penetration resistance was indicative of loose to medium dense consistency. Based on field observations during construction at an adjacent site,water tables are anticipated to be below all excavations. SOIL BEARING CAPACITY Article 18 and Appendix D of the Massachusetts State Building Code(6b Ed.),provide allowable bearing pressures for foundation materials based on soil material classes and blow counts. For a material Class 9 soil of medium dense consistency,the bearing capacity is given as 4,000 pounds per square foot. V. CONCLUSIONS Foundation Recommendations We will be basing the foundation design on a bearing capacity of 4,000 psf. The footing subgrade should be compacted with at least four coverages of a vibratory compactor weighing at least 200 pounds and imparting an impact load of at least 2.5 tons. Any areas of unsuitable soil shall be removed and backfilled with soil meeting the requirements of Structural Fill as shown in Table 2,prior to compaction. Material to be used as structural fill and gravel base must be approved by the Engineer prior to placement. Construction Considerations The excavations on site are generally not expected to reach groundwater levels. if ground water is encountered during footing excavation the site contractor will be required to maintain all excavations in a dry condition. The site consists of an approximately 5.53 acre parcel in the Agawam Regional Industrial Park. The site is partially developed with approximately 25,914 sf of buildings and 50,474 sf of paving. The remainder of the site is landscaped or undeveloped. Slopes on most of the site vary between 0 and 2%. Soils on the site are characterized as Merrimac, sandy loam(MeA),by the USDA Soil Survey of Hampden County(1978), and are indicated in Figure 2. The Soil Survey provides the following description of this soil series: Merrimac sandy loam This nearly level soil is deep and somewhat excessively drained. It is on stream terraces and outwash terraces. Slopes are smooth and 50 to 200 feet long. In a typical profile the surface layer is friable brown sandy loam about 7 inches thick. The upper part of the subsoil is friable, brown, sandy loam 8 inches thick; the tower part is friable, yellowish brown gravelly sandy loam I inches thick. The substratum,to a depth of 60 inches, is loose, single grained, yellowish brown gravely sand. Permeability is moderately rapid to rapid in the subsoil and rapid in the substratum. Reaction is extremely acid to strong acid. These soils are in hydrologic group A, have low potential frost action. Shrink-swell potential is low. Il. DESCRIPTION OF PROPOSED PROJECT Work includes building foundations, slab on grade,building construction, storm drainage, landscaping and utilities. The proposed project will add the following impervious areas: BUILDINGS: 16,000 sf proposed 9,350 sf future additions 25,350 total square feet of building. PRE-CONSTRUCTION Runoff on the developed portion of the site currently drains from two subareas (S1 and S2, Figure 2). Flows from the existing buildings and paving are collected in shallow grass swales and routed to detention basins for attenuated release to the municipal stormwater system. The proposed project will not impact the developed portions of the site but is included in this analysis for completeness. The undeveloped portion of the site (subarea S3)is relatively flat and grassy. Runoff from the subarea drains via sheet and shallow concentrated flow to a drainage swale to the west. B. POST-CONSTRUCTION The proposed project will divide subarea 3 into two new subareas, S3a and S3b.The proposed project will not change runoff characteristics of the currently developed portions of the site. (Subareas S1 and S2,figure 3). SUBAREA(S3a): Subarea 3a includes 3,000 square feet of the proposed building,a 4,800 sf future addition,and 24,510 sf of paved driveway and parking area Rooftop runoff will be collected in gutters and downspouts and will sheet flow across the paving into grassed swales and detention areas,before controlled release to the drainage swale to the west SUBAREA(S3b Runoff from subarea S3b includes the remaining 13,000 sf of proposed building,a 4,550 sf futuee addition,and 12,867 sf of proposed and future paving. Rooftop runoff will be collected in gutters and downspouts and will sheet flow across the paving into grassed swales and detention areas,before controlled release to a catch basin on Silver Street. IV.DRAINAGE ANALYSIS- Drainage calculations for the catchment areas were performed using the Rational Method described in ASCE Manual No. 37.These calculations were performed on pre-and post- construction to determine the increase in run-off due to the increase in impervious area on the northern portion of the property. Site drainage was calculated for the 10-,50-,and 100-year storms. Associated Binders,Inc. They have been designed to release the approximate pre-construction outflows. The flowing full capacity of the outlet from the East Detention Basin is 1.04 cfs with a velocity of 5.32 fps. The flowing full capacity of the outlet from the West Detention Basin is 1.06 cfs with a velocity of 5.40 fps. V.
