The building is metal and has sustained considerable vandalism over the years. Approximately a third of the site to the rear of the building will not be developed. There are no wetlands on the property. Provision for Traffic Flow: Applicant is proposing to use a 22'6" driveway on to Tennis Road for access. Parking: Nineteen (19) parking spaces are shown. The applicant also contends to have eight (8) interior spaces for the parking of the commercial vehicles. The parking guideline being used by the applicant is manufacturing which requires one (1) parking space for each 1.5 employees and one (1) for each vehicle used in connection with the business. The application indicates there are 20 employees (6 on-site, 14 off-site). The Board will have to decide whether the 8 spaces in the interior of the building can be used by the applicant in his calculation of spaces. Drainage: The site is over an acre in size and necessitates DPW approval for drainage. Public Utilities: O.K. Landscaping/Screening and Buffers: O.K. Sign Location: Not shown. The plan should include proposed contours and spot grades such as in the area where there is to be a proposed parking lot, new driveway and removal of existing parking area but not limited to these specific areas. 2.) The original address for this building is 45 Tennis Road and the submitted plan has an address of 35 Tennis Road. The address should remain as 45 Tennis Road. 3.)
