The Board conditionally approved a Preliminary Plan for this project in 1989. The approval letter is attached. At the time of the original submission the project had drainage problems. It appears that the applicant has purchased a lot on Alhambra Drive through which drainage is to be piped. In researching the earlier filing, I found the attached letter from Attorney.Bonavita who represented Joseph and Mary Dal Molin who owned-a strip of land at the end of the existing Barney Street. I do not know whether this issue has been resolved. Finally, the applicant has not requested a waiver of the buffer requirement, though no buffers have been shown. V j ► . Allow the street to be 795 +/- long. 2) . Allow sidewalks on one side of the street only. EXISTING CONDITIONS: This property shown on the preliminary plan is at present undeveloped. It is zoned RA-2 and the soils on the soil conversation service map's indicate a mixture of Hadley, Agawam and Winooski soil at various slopes. The property located southerly and easterly has been developed. Route #57 abuts the locus on the north and west. Municipal water and sewer services are available to the site from the northwesterly end of Barney Street. There is no indication of historic nor archaeologic areas within this site. PROPOSED DEVELOPMENT: The proposal submitted herewith is to extend Barney Street northwesterly into this 3 acre parcel. A small retention area with an overflow is proposed to handle any on site roadway storm water. The municipal sanitary sewer will be utilized for these new proposed lots. CONCERNS: We have no major concerns on this site since the existing grades are relatively flat and will require no significant changes to accommodate these proposed lots. CONCLUSIONS: In conclusion, the proposal will allow dormant property to be developed. The extension of the existing dead-end street will allow for the design of a regulation turn-around of a 120 foot diameter cul 'de ' sac. This will greatly enhance the existing cumbersome maneuvering of vehicles within a 28 foot wide paved area.
