(No buffers exist on abutting subdivision) ENVIRONMENTAL STUDY PRELIMINARY SUBDIVISION AGAWAM, MASSACHUSETTS S/TE l J 1 z 8J Lows Mao Developer: John E. Hill Designer: D.L. Bean, Inc. ENVIRONMENTAL STUDY "Silver Brook Estates" EXISTING CONDITIONS: Presently the site containing approximately 4. 5 acres and located on the southwesterly side of Mill Street, is open with some trees and brush around the perimeter. There are no wetland areas on the site, which is traversed by a Tennessee Gas pipeline easement. Mill Street contains single family homes. The easterly and southerly property lines abut the rear of single family homes along Silver Lake Drive and Lakeview Circle. Along the westerly property line there' s a single family home with frontage on Mill Street. There ' s an existing house and barn on the Parcel, which has a street address of 185 Mill Street. Municipal water, sanitary sewer and storm drainage exist on Mill Street. SCS soils maps indicate that the site contains Windsor Soils. There is no indication of Historic nor Archaeological areas within this site. PROPOSED DEVELOPMENT: This proposal shows the development of a dead end street projected in a southwesterly direction to allow the creation of 9 building lots. All of the proposed lots meet or exceed the minimum requirements for Agriculture and Residence A-2 Zones. The proposed street will be approximately 560 feet long. Municipal services existing in Mill Street will be utilized in this project. we show a conceptual design for the installation of these services. The proposed Storm Drainage System will be designed to collect the storm water into a grassed swale and detention basin with an outfall into an existing storm drain which flows into the storm drain system in Silver Lake Drive. CONCLUSIONS: This proposal should create no adverse affects on the neighborhood or environment, and will allow the owners to utilize their land. i i t ' i co . 10B "11-2 LOG f BOX DOCUMENT# ' PAGE # PRELIMINARY .
