At its duly called meeting held on November 4, 1999, the Agawam Planning Board voted to
approve the Site Plan entitled "Automobiles by Joseph, 1514 Main Street, Agawam, MA"
prepared by Anderson Associates and dated September 1999 with the following conditions:
l. A six foot stockade fence will be installed from the southeastern corner of the
building to the southern property line as indicated by the applicant.
2. The shrubs removed from in front of the building will be replaced with 18" - 24"
decorative shrubs.
3. The building shall be painted as indicated by the applicant.

apparent approvable spaces exceed the requested spaces (26) shown on the submitted plan
by a factor of 5+/-.

Description of Site: Site has been used as a car lot. It is now vacant, but most of the
lot is paved, there is a building and lighting. The lot is 42,900 sq.ft. in size. Over a
third of the site is steep slopes and wetlands.
Provision for Traffic Flow: Applicant is proposing to use an existing curbcut on to
Main Street. The width of the curbcut and radii should be shown on the plan.
Parking: See the attached review for Chapter 114 of the Town Code (Second Hand
Motor Vehicles). A copy of the Ordinance is attached for your information.
Drainage: Not provided.
Public Utilities: Existing and shown.
Landscaping/Screening and Buffers: Chapter 114 requires that a five (5) foot buffer
be provided along the street line. No buffer has been shown. There are some existing
bushes in front of the building. The size and species have not been provided. There is
grass in the treebelt. Additional planting could be provided. The following landscape
note shall be placed on the plan: "All plantings must be maintained and that portion of
the public way abutting the parcel and including the treebelt shall be maintained in a
safe and attractive condtion by the owner of the parcel.
Sign Location: All signs must conform to the sign ordinance.
Exterior Lighting: There pole mounted lights in the parking lot. The height and type
should be provided.
Rendering or Elevations: At a minimum, a picture of the building should be provided.
If any changes are proposed to be made, that information should also be provided.
Dumpster Location: The existing dumpster is located to the south of the building. It
should be fenced and screened.
Other Comments or Concerns: There is some automotive debris at the rear of the
property which should be removed.
