The lot is 42,900 sq.ft. in size. Over a third of the site is steep slopes and wetlands. Provision for Traffic Flow: Applicant is proposing to use an existing curbcut on to Main Street. The width of the curbcut and radii should be shown on the plan. Parking: See the attached review for Chapter 114 of the Town Code (Second Hand Motor Vehicles). A copy of the Ordinance is attached for your information. Drainage: Not provided. Public Utilities: Existing and shown. Landscaping/Screening and Buffers: Chapter 114 requires that a five (5) foot buffer be provided along the street line. No buffer has been shown. There are some existing bushes in front of the building. The size and species have not been provided. There is grass in the treebelt. Additional planting could be provided. The following landscape note shall be placed on the plan: "All plantings must be maintained and that portion of the public way abutting the parcel and including the treebelt shall be maintained in a safe and attractive condtion by the owner of the parcel. Sign Location: All signs must conform to the sign ordinance. Exterior Lighting: There pole mounted lights in the parking lot. The height and type should be provided.
