Dear Mr. Monahan:
We have reviewed the drainage calculations for the proposed parking lot at Quail Run Estates
prepared by Engitek, Inc. and believe the existing system is capable of handling the additional
flow from the proposed parking lot for a 25 year storm event. We do not require an increase in
storage volume at the existing detention pond. We recommend constructing the catch basin, in
the proposed parking lot, with a 4' sump.

Subject: Site Plan - Holiday Retirement Associates V - 50 Cardinal Drive (Quail Run) - SP 345
Per your request dated November 10, 1999 we have reviewed the site plan entitled; "Site
Plan Proposed Parking Lot, Private Land off Cardinal Drive, Agawam, MA, owned by Holiday
Retirement Associates V Limited Partnership, by Smith Associates Surveyors, Inc., scale 1"=20',
dated October, 1999." We have the following comments:
1.) The following notes should be included on the plans:
A. "Prior to any installation of any sewer, water or drainage lines, the contractor/owner
shall contact the Town of Agawam's Engineering Division, 786-0400 x 275/8. No
piping/appurtenances will be installed or backfilled without the permission of the
division."
B. "All plantings must be maintained and that portion of the public way abutting the
parcel and including the treebelt shall be maintained in a safe and attractive condition
by the owner of the parcel."
2.) The address, 50 Cardinal Drive, should be included on the plan at the Quail Run Building
location.
3.) All proposed radii should be labeled on the plan.
4.) If there is to be any proposed lighting for this parking area, it should be included on the
plan.
5.) We recommend that the plan include a typical section "arking.lot.:
6.) We recommend that the plan include a catch basin del.

7.) A Storm Drain Permit will be required for this site plan. The additional impervious area
proposed will create 0.51 cfs for a 2 year storm, 0.78 cfs for a 10 year storm, and 1.07 cfs
for a 100 year storm. The existing detention pond and storm drain system may have the
capability to handle the excess run-off. Calculations will need to be submitted. Since
calculations were never submitted for the Quail Run Buildings and parking, these should
be included.
8.) Assuming the average depth of the existing water line is 5' below grade, there is the
possibility that the proposed drain line will be in conflict with the existing water line.
9.) There is not adequate turning radius for cars to exit the four easternmost parking spaces.
A turning area should be provided. This will create additional impervious area which
should be considered in the drain calculations.
