EXHIBIT A
The following is a description of land and rights to be acquired from Berkshire Power
Company, LLC in the Town of Agawam, County of Hampden, Commonwealth of
Massachusetts.
That certain piece or parcel of land containing 3.47 acres, more or less; the southwesterly
corner of which is about 600 feet northeasterly of Moylan Lane in the Town of Agawam,
County of Hampden, Commonwealth of Massachusetts. Said land being shown as "Parcel
A" on a map hereinafter referred,being more particularly bounded and described as follows:
"Parcel A"
Commencing at a concrete bound marking the southwesterly corner of the herein described
parcel, the northwesterly corner of the 'remaining land of the Grantor and land now or
formerly of Raymond F. Lucia,et al;thence N 04"37'41" E 411.44 feet along said land now
or formerly of Raymond F. Lucia, et al to a point marking the northwesterly comer of the
herein described parcel and land of the Grantee; thence S 67' 10' 31" E 707.82 feet along
said land of the Grantee to an iron pipe; thence S 00°42'30" W 70.00 feet again along said
land of the Grantee to a concrete bound marking the southeasterly comer of the herein
described parcel and a corner of said remaining land of the Grantor; thence N 89° 17' 30"
W 300.14 feet along said remaining land of the Grantor to a point; thence S 79° 52' 18"
W 390.66 feet again along said remaining land of the Grantor to the concrete bound marking I�
the point and place of commencement.
Said land is subject to the following: a one hundred (100) foot easement in favor of the Western
Massachusetts Electric Company, a thirty (30) foot wide water line easement in favor of Berkshire
Power Company, LLC and a thirty (30) foot wide sanitary sewer easement in favor of the Town of
Agawam dated July 16, 1972 recorded in Book 3713, Page 291 in the Hampden County Registry of
Deeds.
Easement Area A- Sanitary Sewer Easement
Commencing at a point on the southerly boundary line of"Parcel A" hereinabove described marking
the northwesterly comer of the herein described easement; said point being N 79° 52' 18" E 181 feet
from a monument marking the southwesterly comer of said "Parcel A" hereinabove described;
thence N 79° 52' 18" E 28.92 feet along said "Parcel A" to a point marking the northeasterly comer
of the herein described easement; thence the following three (3) courses and distances across land of
the Grantor: S 56'22'20" E 39.56 feet to a point; S 33° 37'40" W 20.00 feet to a point; and
N 560 22' 20" W 60.44 feet to the point and place of commencement.
Access Area
Together with a portion of the Grantor's main access road designated "Access Area" on a map
hereinafter referred to.
Said "Parcel A", "Easement Area A" and "Access Area" are more clearly designated and defined on
a map entitled "Northeast Utilities Service Company for Berkshire Power Company, LLC Title
Subdivision of land Moylan Lane, Agawam, MA. Scale 1" = 200' Date 11/17/98 Dwg. No.
75852A" a copy of which will be filed for record in the Hampden County Registry of Deeds.
