Subject: Form-A #172 - Lancaster Drive - Fether, Inc.
Per your request dated March 13, 2000, we have reviewed the plan entitled, "Plan of Land
in Agawam, MA Prepared for Roy E. Benjamin & Fether, Inc. - Owners" prepared by W.C.
Hubbard, R.L.S., P.E. 70 Edgewater Road Agawam, MA, dated January 21, 2000 and we cannot
approve the plan at this time.
Transferring 2,815 square feet from the land of Roy Benjamin will make lot 19 a non-buildable
lot because it will have less than the required 20,000 square feet. We realize that the applicant
intends to acquire the portion of the cul-de-sac that would be abandoned if the proposed Willow
Glen subdivision is approved and Lancaster Drive is extended. However, we believe it is
premature to approve of this plan at this time considering that the Willow Glen subdivision is not
yet approved. If this property transfer does take place, we recommend that the Planning Board
request legal documentation of the transfer. (We expect that Roy Benjamin would have the right
to grant such split since it is unlikely the Town will acquire Lancaster Street as a public way)
