When the addition was constructed, the downspouts from the roof were connected to a piping system that would drain the stormwater either to the new detention pond to the north or the detention pond located at the southwest corner of the site (see attachedplan). During construction, Engineering was aware of the existing drainage issues on 845 and 853 Silver Street. The backyards of both of the lots were surveyed by Engineering and a drainage ditch with possibly a yard drain that would tie into Cordi Foods' new drainage pipe was proposed (see attached survey). However, Ms. Pycho, the owner of 845 Silver Street, told Engineering that she did not want any construction to take place in her yard. We have attached a copy of the letters to both Cosmo Cordi and Ms Pycho to this memo. If you have any questions or would like any additional information, please do not hesitate to contact me. Subject site plan was approved on July 6,2000.At that time,the.drainage was not designed and a condition of the approval was that the Engineering comments of July 6,2000,be addressed, including drainage detention design. It was noted that this site presented a difficult design drainage wise. Ms. Pyko, who lives at 845 Silver Street, complained in May of this year about flooding in her basement. I discussed with her the options available which might help her flooding situation, including construction of a swale between her house and your addition. I pointed out that in all practicality, such a swale would have to be built on her property and she was opposed to that idea_ We discussed the matter of the down spouts coming off the north side of the addition and how it might help her flooding situation. The problem with the roof drains was noted in memos to Forish Construction on August 22,2000 and July 31,2001. We further noted to Forish that the drain pipe outlet from the detention'pond has a high point half way along the pipe. Forish also laid a 6" discharge pipe from the northwest comer down spout collector pipe to the detention pond. No pipe was laid from the northeast comer, but storm water frorn that side of the addition runs to the northeast corner of the site, thus Iessening the i impact to properties along Silver Street. The resulting disposition of roof drains from the north half of the original building and the west half of the first( 70' x 75' ) addition plus the second ( 100' x 90' ) addition is as follows; the north half of the original building plus the west half of the first addition discharge to the detention basin at the comer of Shoemaker Ave, and Silver St., then crossing Silver St. to the west.side,the west half of the second addition runs through a 6" pipe to the detention pond at the northeast corner of the prbpetty, then runs in a ditch easterly along Moylan Lame. It is important to maintain the roof drain down spout and collector system, especially on the north'and west sides of the total structure so that excessive of amounts of discharge will not affect properties between your building and Silver Street. All punch list work is complete for subject site plan.
